A perfect example of location is not everything. We were able to walk a short distance to the Spanish steps and were within walking distance of the Trevi and even the Vatican ( though the train was simpler ). Just near the steps is the local metro station which was incredibly convenient. Thats the good news. This is not a hotel per se .. more a collection of rooms on one level of a random building. There is no reception ( a fact clearly outlined to us pre stay ). You need a code to access the building via a smartphone. While a modern concept, it is totally useless if you are out taking photos all day and return to your accomodation with a flat battery so pack a portable charger or you will be sleeping in the street. A bit weird there is a coffee machine in the ' foyer ' but no cups are supplied. The room itself was dark, dingy and uncomfortable. The bed was a shocker and I am sure some filling in a pillow may help ! There is a small lift which you will need for heavy luggage, but weirdly it stops half a level up and down from your room so the stairwell must be negotiated. As I said, great location but we would not recommend staying there unless you like a tortured sleep.

The start of our stay was terrible. We tried calling the staff on several numbers, both before we went there and when we landed in Rome. Nobody answered. When we got there, we saw two rooms that had a key in the door. We had no idea of which room to pick and there were nobody in the reception or answering the phone. We ended up choosing one of the rooms, and the room itself was nice and clean. The door into the hotel closed after 19:30, and we didn’t get any code. Therefore we had to ring all the bells and talked with a family that had to open the door for us. Some days later, they answered us on the phone and told us the code (he said the wrong one on the first call, but when we called him again, he told us the right one). However, when we started asking him about the cold water in the shower, he hung up. The water miraculously was warm the day after and the rest of our stay. Nobody washed our room, and we didn’t get any information about how we could get them to do it (no sign to hang outside the door or anything else). Therefore the garbage was full, and we didn’t get any new toilet paper or clean towels. The bed was hard, the sheets were very weird and the curtain didn’t work. You could also hear the other rooms and the things happening outside on the street very well. However, there were also some positive aspects with this hotel. The location was literally amazing. It was in the heart of Rome, and you could walk to every attraction. It the area there were great shopping, grocery stores, tourist attractions, restaurant, etc. It was also nice priced. If the hotel fix their issues with service and makes it easier to check in, this would definitely have been a 4/5 or 5/5 hotel. Sadly, this is not the reality, and I would not recommend to stay at this hotel.

Spent 4 nights at the Down Town Duplace which was in a great spot close to the Spanish steps and within 30 minute walking distance from most of the main sights. On arrival around a 25 minute walk from Roma Terminal we found ourselves sitting in the reception with not a sole in sight, after messaging our contact we were promptly told the key was in the door and to let ourselves in. The room itself on first impressions was fine if a little bit dingy and dark mainly due to the fact our view was of an internal shaft with pipe work and not a lot else. The bed was large and comfortable, the pillows were awful and offered zero support though. One of a few issues we had over the stay was that although there was hanging space for clothing there was actually no hangers which I found odd and a bit of a pain. Moving onto the shower, I’d noticed on previous reviews that there had been complaints regarding intermittent or no hot water which sadly was the case during our stay, no excuse in my eyes if it’s a problem that has been brought to the hotels attention before. Cleanliness. Overall it was average, the cleaner basically made the bed and that was it, the cups stayed on the side dirty and although the coffee pod, one each per day were replaced the tea bags weren’t. Overall it’s a shame to leave this kind of review on a place that with a little more effort and a bit of a refresh could be so much better.

Extremely well located. Modern and stylish room and bathroom. Wonderful bath towels, super soft. Excellent air con. There’s a Nespresso machine in the room. Even though there’s a small lift, you still have to climb some stairs with your luggage. We got there very early in the morning, but Arianna (super nice and friendly) texted us when the room was ready (there’s no one in the reception so early in the morning). There are only six rooms. You feel like you are in a friend’s apartment but he is never there: I never see any other guests. Would definitely recommend and would stay there again.

Very good place to meet friends and enjoy the nice band but It seems the management of the hotel they don’t have clear plan to run the bar. Every month they keep changing the ladies night and even the happy hours time this behavior mess leading the customers and confused them while this policy not apply on other hotels with same range. I wish if you keep clear policy in this regards as this will reflect on Hotel business Regards FK
